GENERAL TERMS AND CONDITIONS – CASA BROGLIA

Welcome to Casa Broglia. To make your stay as pleasant as possible and to ensure clarity between the parties, we kindly ask you to read the following terms carefully. By making a reservation and/or payment, you accept these conditions.

 

Your stay at Casa Broglia

Casa Broglia is rented as a tourist accommodation for short stays, with a minimum of 3 nights, without hotel services. The property is intended exclusively for temporary use and not as a primary residence. The stay automatically ends on the agreed departure date.

 

Booking and payment

The reservation is confirmed upon receipt of a deposit equal to 30% of the total amount, to be paid within 48 hours of booking (for reservations via the website (www.casa-broglia.it)).

The remaining balance (70%) must be paid no later than 30 days before arrival.

For bookings made within 30 days before arrival, full payment is required immediately. In this case, the reservation will be considered final only after receipt of the payment and/or official proof of payment, which may be sent via email or WhatsApp. If full payment is not received immediately, we reserve the right to cancel the booking without further notice and to offer the accommodation again.

For bookings made via the website (www.casa-broglia.it) and payments not received within the established deadlines, we reserve the right to cancel the reservation. Amounts already paid may be retained.
Any additional costs will be clearly communicated in advance, such as tourist tax or extra services like the rental of bed linen and towels, and will be included in the advance payment. It is possible to charge your electric car, and this cost will be calculated and paid on site.

For bookings made through external platforms, the payment and cancellation conditions of the respective platform apply. In case of conflict, those conditions prevail.

 

Security deposit

Upon arrival, the tenant must pay a security deposit equal to 50% of the total rental price, with a minimum of €120 and a maximum of €300.

The deposit can be paid by bank transfer and will be fully refunded within 7 days after departure, provided that the holiday home is left in good condition and there is no damage, missing inventory, or extra cleaning required. Any costs for damages or additional cleaning will be communicated and deducted from the deposit.

The property will be inspected by the owner or their representative upon arrival and departure.

 

Cancellation

If you wish to cancel your stay, we kindly ask you to notify us in writing at: prenotazione@casa-broglia.it.

In case of cancellation by the guest:
• The deposit will not be refunded.
• In case of short-term cancellation (for example within 30 days before arrival), the full amount of the stay is due.
• In case of no-show or early departure, no refund will be provided.

We recommend that guests independently take out cancellation or travel insurance to cover illness, accidents, or other unforeseen circumstances.

If we are forced to cancel the reservation, we will inform you immediately and, if possible, offer an alternative solution. If the alternative is not accepted or not available, you will receive a full refund of the amount already paid. Further compensation is excluded.

We reserve the right to cancel reservations in cases of force majeure or natural disasters, without further compensation. In such cases, all amounts paid will be fully refunded.

 

Arrival and departure

Check-in is available from 4:00 PM on the day of arrival. We kindly ask you to leave the accommodation by 11:00 AM on the day of departure. A different time may be agreed with the owner, if possible.

At least 2 days before arrival, we kindly ask you to send a valid copy of the identity document of each guest to prenotazione@casa-broglia.it in order to register each guest in accordance with Italian regulations.

Upon departure, we expect the accommodation to be left tidy: waste disposed of, kitchen cleaned, and refrigerator empty. Additional cleaning may result in extra charges.

 

Use of the accommodation

The accommodation is intended exclusively for the number of guests indicated in the reservation. Hosting additional persons is not permitted without prior consent.

To ensure peace and the quality of the accommodation, parties, events, and commercial activities are not allowed. Between 10:00 PM and 7:00 AM, we kindly ask you to keep noise to a minimum and respect the other residents of the village.
Smoking indoors is prohibited.
Pets are only allowed with prior authorization and confirmation.

During the stay at Casa Broglia, guests are fully responsible for everything related to the accommodation, including furnishings and all associated property.

 

Complaints

Any issues must be reported immediately and in writing to the owner during the stay and will be assessed. Any compensation resulting from such issues cannot exceed the total amount of the stay. In cases of force majeure, no right to a refund is provided.

 

Liability and damages

Guests are responsible for any damage to the accommodation, furnishings, or related property during their stay. Any damage must be reported promptly and may be deducted from the security deposit or must be fully reimbursed to the owner of Casa Broglia.

In case of violation of these terms and conditions or inappropriate behavior by guests or additional persons not officially registered, the owners of Casa Broglia reserve the right to immediately terminate the stay without any refund.

Minors must always be supervised by an adult.

The owners of Casa Broglia cannot be held responsible in any way for accidents occurring in the house or around the accommodation (including garden, swimming pool, games, barbecue, and other facilities), for the loss, theft, or damage of valuables left in, on, or around the property. Furthermore, they are not responsible for any damage to vehicles park in front of the Casa Broglia premises.

The use of the accommodation, garden, swimming pool, games, barbecue, activities, and all other facilities and services within the Casa Broglia property is entirely at the guests’ own risk and responsibility.

Guests are required to follow any instructions provided by the landlords during their stay.

 

Final provisions

The Broglia family wishes guests a pleasant stay, respecting the property and the surrounding environment, and remains at your disposal for any clarification before, during, and after your stay.
